« on: May 01, 2011, 10:19:10 AM »
I can't search for the other thread(I get "database error") so here's an article:

http://scotchplains.patch.com/articles/shackamaxon-selling-to-nj-based-management-firm-2

RDC also owns Forsgate.

Steve:

That's a fascinating article, as it concerns the point of view of the mayor and the Town Council --

1.  they are trying to figure out how to control how the property is redeveloped,

2.  they are frightened by the idea that someone could build 100 single-family homes under current zoning, adding more kids to the school system and causing the town to pay for additional services, and

3.  one suggestion was to build a NEW MUNICIPAL COMPLEX at the school site and sell off the present town buildings downtown to a developer!

Here is the prior thread:

Apparently, the sale is still pending and the club is operating,at least until the end of May, for those members who have paid dues= about 150. There is litigation pending as a result of the township's resolution"

Shack members have playing rights at Forsgate... at least at the moment.

I believe the deal is already finalized (or very very close).  The new owners have already taken control of the course, and Scott Barnaby, the former pro at Forsgate CC, was permanently moved to Shack as the current head pro.  The new ownership now controls the rights of Forsgate CC, Fiddler's Elbow, and now Shack.

Steve,

Shackamaxon is located in the heart of a residential area.

If the town rezones the current R-1 property, I'd like to be the attorney representing the opposition. ;D

gotta love it--property ALREADY pays residential taxes---but acually putting up residences and asking the town to provide the services those taxes should provide would, er, "overtax" the schools.

Steve: I think it shows that the public likes having golf courses and the green space within some more densely populated areas.  When my club was doing some renovations and getting a hard time from the local government, the homeowners associations in the area went to bat for us because they didn't want to see the club go away and more houses built.

Tonight, the town, bank and RDC reached an agreement and Shackamaxon will continue to be a viable golf course/club this season

Maybe Stephen will address the bunker work in his talk at the Jan 21st Philly GCA dinner!

Steve,

Thanks for the link.

Shackamaxon is a good golf course, suffering from a difficult location, like many clubs.

I hope Ron is successful in his bid to retain the course as a viable golf club.

Great line:

“You have a Monet in golf course architects in Tillinghast and there are only a certain number of those in existence — he ain’t building anymore,” Schiavone said. “Seeing those lost — if a Piscasso was burned or written on, it would be painful. If you’re in the golf business and you love the game and golf course architecture as I do, we feel that saving and preserving and bringing back a gem like this, it’s something we’re proud of.”

Last I had heard, there was a condemnation proceeding commenced by Scotch Plains...I haven't heard anything since last year though on the status of the lawsuit filed by the club to try and block the town's actions. I believe the town wanted to build a municipal building on the premises. As a NJ lawyer, I can tell you that if the town wants it, the town will get it. It is nearly impossible to block a condemnation if the town has the desire (and money) to follow through.

Steve,

I don't believe that Toll Brothers has any ownership of the golf course, they're developing a "donut" hole within the course.
